I’ve been working on a small project mapping out apartments “en preventa” aka apts currently being built or have plans to be built that you can purchase ahead of time (more on this later). I figured it would be a good proxy to where growth, change, and investment is projected to be happening in the city.
The inspiration comes from my daily walks, I notice a ton of these newer En Preventa signs and constructions around a 30 min walking radius of me. So I decided to do a little research.
I have mapped only a handful of the major residential real estate developers, their projects and addresses, but an interesting pattern is already emerging.
In the colonias of Tabacalera, San Rafael, Buenavista, and Santa Maria La Ribera, a very concentrated cluster of developments (outlined in solid red) are cropping up. This is a bit surprising as most developments in the past few decades have been in the southern parts like Roma, Condesa, Zona Rosa, etc. which as you can see (dotted red), also maintain their respective clusters still.
Mexico City is continually developing as a whole, but I’m calling it as I see and experience it: the most growth and development in the near future is headed north of Reforma in these 3 to 4 colonias in my opinion.
I will continue to work on this mini project and add locations as I do more research and see if different patterns emerge… Stay Tuned!
